WE'RE LOOKING FOR FINANCE MANAGER FOR REAL ESTATE COMPANY

Unreal Management is an integrated property group that develops and manages digital nomad hotels, active surf camps, and hostels through out Indonesia. The Finance Manager will lead the financial operations, underwriting, and capital strategy for new and ongoing real estate development projects. This pivotal role involves overseeing project budgets, financial modeling, securing development financing, ensuring cost-effective project execution, and delivering detailed financial reporting to investors and lenders.

Key Responsibilities

Financial Modeling & Underwriting: Lead the development and integrity of complex Ex-

cel-based financial models for new deals, performing sensitivity analyses, and utilizing market research (rent/sale comps) to determine project feasibility.

Project Budget Management: Develop and monitor project budgets, ensuring accurate fore-casting and tracking actual spend against approved loan budgets.

Capital & Lender Relations: Work with corporate finance teams and senior management to secure development loans, track debt capacity, and handle lender reporting requirements.

Investor Reporting: Prepare and consolidate monthly/quarterly financial reports for partners and investors, including variance reporting, cash flow analysis, and capital call management.

Pay Applications & Cost Control: Oversee the preparation of project pay applications in coor-dination with construction managers, architects, and the accounting department.

Requirements

Education: Bachelor's degree in Finance, Accounting, Real Estate, or related field. A Master's degree, CFA, CPA, or relevant real estate certification is a plus.

Experience: 2+ years of professional experience in real estate finance, specifically in devel-opment or construction lending.

Technical Skills: Advanced proficiency in Microsoft Excel (complex formulas, sensitivity analy-sis, cash distribution waterfalls). Experience with financial reporting tools or ERP systems is highly desirable.

Industry Knowledge: Strong understanding of development lifecycles, real estate valuation techniques, and capital structures (debt/equity).

Industry Connections: Candidates with a strong network or previous work experience at real estate financing arms of Indonesian and Singaporean banks are preferred
