Construction Project Manager / Owner’s Representative
Kuta Lombok – Indonesia
As part of the development of a real estate project located in Kuta Lombok, we are looking for an experienced Construction Project Manager to oversee the technical and operational supervision of the project.
The Project Manager will act as the Owner’s Representative and will be responsible for ensuring that the project is delivered in accordance with the approved budget, quality standards, and construction schedule.
The Project Manager will serve as the main point of contact on site and will coordinate communication between the project owners, the contractor, the architect, and suppliers.
LOCATION
Kuta Lombok – Central Lombok – Indonesia
Daily presence on the construction site is required.
PROJECT DESCRIPTION
• Real estate development for international investors
• Construction of 8 villas (1, 2 and 3 bedrooms)
• Development including common infrastructures
• Villas to be marketed and sold off-plan
MAIN RESPONSIBILITIES
Project analysis and preparation
• Review and analyze the BOQs (Bill of Quantities) provided by contractors
• Verify construction quantities and work items
• Identify inconsistencies or missing elements in the cost estimates
• Participate in the contractor selection process
• Contribute to optimizing the construction budget and project schedule
Construction supervision
• Monitor the regular progress of the construction site
• Ensure compliance with approved plans and technical specifications
• Verify the quality of materials and construction methods
• Coordinate communication between the contractor, architect, and project owners
• Verify construction progress before validating contractor payments
Procurement and cost optimization
• Identify and select construction material suppliers
• Compare supplier quotations
• Negotiate pricing to optimize project costs
• Implement an efficient procurement strategy
Monitoring and reporting
• Prepare weekly progress reports
• Document construction progress (photos, videos, reports)
• Monitor the construction budget
• Identify and communicate potential risks or delays
PROFILE
• Minimum 3 to 5 years of experience in construction project management
• Monitor the construction schedule and ensure project milestones are respected
• Experience supervising residential projects (villas or real estate developments)
• Strong knowledge of BOQs, RAB and construction cost estimation
• Experience with BOQ verification and construction cost control is highly valued
• Good understanding of construction methods and quality control
• Ability to coordinate multiple project stakeholders
• Strong negotiation skills with suppliers and contractors
• Must be equipped with a personal vehicle (motorbike or car) to travel regularly between the construction site, suppliers and project meetings
EDUCATION
• Bachelor’s or Master’s degree in Civil Engineering (Teknik Sipil), Architecture, or Construction Management
• Recognized university degree (Sarjana Teknik / Sarjana Arsitektur or equivalent)
• Professional certifications in the construction sector (e.g. SKA – Sertifikat Keahlian) will be considered an advantage
LANGUAGES
• Bahasa Indonesia required
• Good level of English required
CONTRACT
Full-time position for the duration of the project.
Willing to be based on site in Kuta Lombok
Estimated project duration : 18 to 24 months
COMPENSATION
Monthly salary: 10,000,000 – 15,000,000 IDR negotiable depending on education and experience

PREFERRED EXPERIENCE
• Experience working in Indonesia or Southeast Asia
• Experience in villa developments or small real estate projects
• Existing network of local suppliers and contractors
This position may lead to opportunities on future real estate development projects.
